Insurance Should Be Part of Your Home Search—Not an Afterthought

When buyers begin searching for a home, they usually focus on the fun parts—water views, outdoor living spaces, boating access, and finding the perfect neighborhood.

Insurance rarely makes the list.

But here in the Florida Keys, insurance can significantly influence both the affordability and long-term enjoyment of a home. In some cases, it can even determine whether a property is practical for your budget.

That's why I encourage every buyer to think about insurance before making an offer.


Every Home Is Different

Two homes with similar prices can have dramatically different insurance premiums.

Why?

Insurance companies evaluate much more than the home's value.

They may consider:

  • Roof age
  • Roof shape
  • Wind mitigation features
  • Hurricane shutters or impact windows
  • Elevation
  • Flood zone
  • Electrical system
  • Plumbing
  • HVAC
  • Age of the home
  • Previous claims
  • Distance from open water

A home that's been thoughtfully updated can sometimes cost thousands of dollars less each year to insure than a similar property that hasn't been improved.


The Questions Every Buyer Should Ask

Before becoming emotionally attached to a property, ask:

  • What is the estimated annual insurance cost?
  • Is flood insurance required?
  • When was the roof replaced?
  • Are the windows impact-rated?
  • Is there a wind mitigation inspection?
  • Has the electrical system been updated?
  • Is the home elevated?
  • Are there any known insurance challenges?

These questions don't eliminate surprises—but they greatly reduce them.


Think Beyond Today's Premium

Insurance isn't just about today's cost.

Consider what the home may require in the next five to ten years.

For example:

A roof nearing the end of its life may still be functional, but replacing it could become necessary to maintain affordable coverage.

Planning ahead helps you make a smarter long-term investment.

A beautiful home isn't always the best value.

Sometimes the better investment is the home with newer systems, stronger storm protection, and lower long-term ownership costs.

Buying wisely means considering both the purchase price and the cost of owning the home.
