3 Steps to Ready Willing and Able Certification

 

We are continuing to see the slight shift to a Seller's Market in the Florida Keys.  New inventory has consistently been equal to or less than exiting inventory (properties sold or pending to sell). The market sways between being balanced and shifting slightly in favor of sellers.  If you know you'd like to Buy or Sell, OR you have been contemplating it, consider becoming RWA Certified.

With the help of your Local Realtor...it really is as easy as 1, 2, 3!

  1. READY- Sellers, is your house literally ready to sell?  Has whatever needs to be fixed/updated been done?  Will it pass inspection to the best of your knowledge.  Having thought about this and taking action now, saves time later during the under contract phase.  Buyers, do you know where and what type of property you're looking for?  Have you met with a Local Realtor to learn more about the area and market values in that desired location.  Doing your due diligence before even viewing property will allow you to hit the ground running when the time comes.

  2. WILLING-Sellers, are all property owners in agreement to sell said property?  Have you done your research to determine a fair listing price?  Buyers, you have done all the research with a Realtor! Your amazing Realtor has found fantastic homes that meet your criteria.  Being willing is actually being able to commit to the perfect property!

  3. ABLE - Perhaps the most cut and dry determination of the 3, being ABLE is simply having the financial means to Buy OR Sell.

            Sellers: Think about if you have any judgements against the property or larger mortgages to cover.  Do you have enough cash potentially needed to bring to the table to close?  Does a future purchase loom on the sale of this property? 

            Buyers: Paying cash?  Have your proof of funds organized and ready to provide in order to get in to see properties and to make offers efficiently.  Financing?  GET THAT PREAPPROVAL LETTER!  Ok enough shouting.  It's just realllllllly important and one of the most overlooked items by Buyers.  You're professional Local Realtor should be able to assist you as needed.  Don't forget to ask lenders about VA, FHA, and Combo Construction loans in addition to Conventional.   Interested in vacant lots?  Research lenders and banks to obtain a Lot Loan pre-approval.  The best thing is to talk to lenders about what financing option is best for your situation and get the proper pre-approval before even viewing properties.  You will be taken more seriously, have a stronger offer, and not have to scramble to get a pre-approval, risking losing out to another offer.

These are crazy times but the real estate market sure has been a bright light with nationwide sales up month after month compared to 2019.  SO, if you've been thinking about buying or selling for a while now, have all your ducks in a row for quicker offers and swift closings.

The name of the game right now is PREPARATION.
